Nailing Or Screwing Drywall

Nails versus screws who will become the winner. When drywall first came out the installers used everything from regular steel nails to galvanized roofing nails. After a short amount of time they started to develop major problems from nails popping out of the finished drywall.

Nail popping results when the nail is driven into moist lumber and as the lumber shrinks the house settles and nail can actually pop out to the walls. Hard to imagine the nail could actually pop out of the drywall as the wood was drying out.

How far the nail would actually pop out was determined by how far it was driven in to the framing studs or ceiling joists. Well pretty soon drywall installers started to use ring shank nails to eliminate this problem. This worked great but these nails were hard to drive in and would often break.

As time went on the nails improved and were made out of galvanized metal with cupped shaped heads and came in a few different sizes. The size of the nail used was determined by the thickness of the drywall. These new nails worked great and had good holding power and eliminated a lot of nail popping.

Using nails means driving them in with a hammer. If you miss the nail you damage the drywall. This seemed to be a big problem and was virtually eliminated with the screws.

Well pretty soon people started using screws which had greater holding power and pretty much nail popping. Another advantage to using screws over nails is the simple fact you need less screws than you do nails to attach the drywall to the metal or wood framing.

This means less labor installing and finishing the drywall.

There is one problem with the screws and that is they have to be set perfectly. They can not break the paper surface on the drywall but have to be set enough into the drywall so that it can be finished properly. Most screw guns have an adjustable setting used to get just the right depth for the screws installed in the drywall. But this also was a problem when screwing into a hard piece of wood you can actually snapped the screw head off, strip the screw head or break the screw.

Nails on the other hand can bend while driving them into a hard surface.

Who wins the nails versus screws while installing drywall? I have got to give it to the screws. That doesn't mean the nails just got screwed or the screws just got nailed.

I couldn't resist. I actually preferred the screws over the nails except for when nailing the drywall corner bead on. Some drywall professionals use nails to hang the drywall and go back with a screw gun and some screws to finish the job. The nails sometimes seem handier than the screws when installing the drywall.

Laying Shower Tile - Do it Right Or Else

The real challenge in laying shower tile is getting the floor done correctly. Shower walls and even the ceiling are much like any other application. Of course the ceiling is a little tricky, since it could fall on you! But that's not very likely and you can prop it up until it dries with some 2x4 pieces. But the shower floor is tricky and what you can't see is the really important part.

As you probably know, the part of the floor you can see, the tile and grout, is not waterproof. Water seeps right through the surface of the floor, especially through the grout. In order for a shower to be watertight there is a water barrier under the surface of the floor. Now in years past that barrier was a lead pan or sometimes it was a coat of tar over concrete. Sometimes that worked for years, sometimes it didn't. And when it didn't, you had a perfect set-up for a wet, expensive mess.

Now there are two main approaches to waterproofing the shower pan for a ceramic tile shower.

There are three companies including Tile Redi, Schluter and Wedi that supply systems that include a waterproof membrane as part of a complete system for constructing a shower floor ready for setting tile. The systems either include a plastic pan integrated with side panels or the walls built up using foam and vinyls sheets with adhesives to build a waterproof layer. In each case no mortar is used except to provide a base to support the supplied pan.

These systems eliminate much of the skill required to build a masonry shower floor, but the material costs are high. The showers go together fast by a practiced technician and there is very little cure time needed.

The modern systems work great and time will tell how they hold up. Still the majority of showers are built using a more traditional method. The traditional method builds a masonry base with a critical feature. The critical feature is a vinyl membrane that is built into the floor to form a pool with the sides running several inches up the wall of the shower.

The actual sequence of construction is to pour a bottom layer of mortar sloped toward a special shower drain. The drain has two sets of drain holes one above the other. The bottom masonry layer is sloped to the bottom drain holes.

The vinyl sheet is then installed over the masonry layer with a hole cut in the membrane to fit over the drain. The membrane is glued to the base to form a waterproof cover over the bottom of the shower and up the sides. The drain holes are covered with pea gravel to keep the holes open.

Then a second layer of mortar is poured over the vinyl membrane sloped toward the drain. This layer is the base for the ceramic tile which is the bottom of the shower when it's completed. The tile is set in place so the tile is even with the top of the drain and then the grout is applied and that completes the basic shower floor.

Of course there are the complications of building thresholds and making sure there are no leaks in the corners. But those are the basic steps.

How Many Bathrooms Do You Really Need? Building New Homes

When my dad was a kid, they lived in a two bedroom house with one bathroom and the family consisted of him, his two brothers and his mother and father. When I grew up, we have it a little bit better. We had the same sized family as my father did, but we lived in a three-bedroom house with two bathrooms.

How many bathrooms do you really need? Think about it. Here's what I would like to suggest, if you have more money than you know what to do with and would love to help the economy, then you should put as many bathrooms as you need in your home.

If you really need to tell your friends, that you have a 250 bedroom house with 275 bathrooms, and you have the money to pay for it, do it and knock yourself out. However, if you are building a new home, I would like you to consider, this question. How many bathrooms do you really need?

If you want each one of your children to have their own bathroom, then go for it. It will require more cleaning, more money to build these bathrooms and is it really necessary.

Here's what I would suggest as a guideline for deciding, how many bathrooms you really need. One bathroom for two or less people, two bathrooms for five or less people and three bathrooms for eight or less people. You could actually add one bathroom for every three people as a general rule of thumb.

Don't get carried away and start installing bathrooms all over your house, it doesn't make sense. Bathrooms are expensive and I have been in the homes, where I was the only person that used at bathroom. Some bathrooms might not ever be used.

I champion people and try to get them to look at their house, at least once a year. One of the easiest ways to inspect your home is to use a home inspection checklist and if you really want a good home inspection checklist, there's a good chance that you are going to need to purchase one. Home Purchasing Checklists Provide Protection

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Remodeling Your Home For Resale

It is true that remodeled kitchens provide a good return when selling your home, but such a project is very involved, costly, and often a headache. Instead of a complete overhaul, give your kitchen a fresh appearance by installing new appliances and replacing outdated cabinet hardware with trendy pieces.

Another simple improvement to your kitchen includes changing faucets and light fixtures. Freshen up bathrooms in the same manner as the kitchen. Change hardware pieces such as faucets, towel bars, soap dishes, as well as light fixtures. Also think about updating your mirror and other accessories in the room such as shower curtain, wall hangings, and towels.

More buyers are attracted to wood floors these days. If there is not wood below and the carpets are old, have the carpets replaced. New carpets give your home both the smell and look of newness.

Seriously consider painting the entire interior of your home, especially if it hasn't been done in a while. When you are repainting, choose light neutral colors. Although dark or bright colors may be trendy and look nice, they limit the buyers' ability to picture the home as their own. A light and neutral color will clean up the walls without turning off any customer.

Although you may love your neon beer sign in your living room, some buyers may not and can be turned off by such personal items. Try to make your house more generic and hide your quirky belongings; try to make it look like a model home. It helps the buyer picture their own belongings on the wall.

Keep your house clean. This costs nothing but makes all the difference. No one wants to pay a good price for a cluttered and dirty house. If you are a pack rat, now is the time to change the habit and throw it all away or invest in a storage unit to place all your junk. Avoid a cluttered look and make sure everything has a place and is put away.

Is a House Inspection Worth It?

If you have purchased a house last year, when the market was crazy, a home inspection may not have been an option for you at the time of purchase. With multiple offers flying in on almost every property, the offers with the least conditions were sold first and this meant skipping a home inspection.

Conditions are a point or points in the Real Estate sales contract that needs to be met prior to the buyer finalizing their purchase. Common conditions are home inspections (to confirm there are no major surprises), financing conditions (to ensure the banks will finance you), and now even the condition of selling your current home. There is usually a seven to 14 day period where the buyer has to have these conditions of the sale removed and then from that point the contract is legally binding.

Without any conditions, the buyer can be in a hazardous position. If they cannot purchase the property, the seller has the legal right to sue the buyer for breach of contract. This could result in a large penalty, or even forcing the buyer to carry through with purchasing the home.

Imagine putting an offer in on a property without any home inspection conditions and then finding out from your lawyer that the home was formerly a marijuana grow operation and was never properly remediated. This is on the extreme side, but even discovering the basement was wired incorrectly and without permits could cost the new owner hundreds to even thousands of dollars.

Now with the current buyer's market occurring, where many sellers are eager to look at any offer, a home inspection should be one of the first conditions in any offer. A qualified home inspector will inspect the home from top to bottom and depending on the size of the property and scope of the inspection; this may take from a few hours to half of a day to do a thorough inspection.

Usually after the inspection it takes a couple days for the report to be finalized, although we have had some inspectors print their reports out on site. The final report will have information on the major parts of the home including, the building structure, plumbing and heating, electrical, and landscaping. Most reports even include information on the remaining life expectancy of major items such as the roof, furnace and hot water life.

Armed with this type of information you can go into the purchase of your new home with your eyes wide open. If the seller neglected to mention the furnace was on its last legs this may give you some additional bargaining power. Or if they had considered this, and priced it accordingly you can find out in advance what your costs to replace it immediately will be so you are not taken by surprise after your purchase.

Some discoveries may be so costly as to dissuade you from even removing conditions and thus saving you from purchasing the proverbial money pit. This is why the inspections are so important for a buyer.

Home inspectors can be found in the yellow pages, via referrals from friends who have recently purchased homes or if you are purchasing with a Realtor, they will have several they can usually recommend. Don't buy your next home without an inspection, it is simply too large a gamble to take with such large sums of money.
