A Bathroom When Space is an Issue

Planning a bathroom when space is an issue is a common, if sometimes frustrating, problem. One of the first things you must consider is what, exactly, your needs for this space are. If you do not need a bath, but do need a shower (or the other way around) then having what you do not need is simply a waste of space. Plan for only those elements of a bathroom suite which your household will use regularly and your small bathroom can become much more spacious.

Measure your space, and make a scale model on paper or with a graphics program on the computer. A 10 cm to 1 meter scale is commonly used. Using simple shapes made to scale with standard measurements, try different arrangements for your suite and furniture. Think about how much room you will need around each element to use it comfortably. Make sure you take into consideration where your existing water and electrical lines are! Using your existing utility points will save you time and money in construction.

Clever use of storage can make the most of a small space. Often overlooked is the storage capabilities of an under basin cabinet. This can be a convenient place to store extra toilet rolls, shampoo and soap, as well as bathroom cleaning supplies. If you have room for a shelf - but not much room - consider using the vertical space to its best advantage. Shelving that extends from floor to ceiling, even if it is quite narrow, can provide much more storage for rolled or folded towels, wash cloths, and other bathroom necessities than a standard height shelf.

This can give you the same facilities in a smaller space, allowing more floor and wall space left over. Using the smaller sized elements makes the entire room seem larger, as each thing takes up less space. A smaller element can be used side by side with standard sized pieces, but try to keep them the same basic styles to create a better design flow.

Heated towel racks can be a good choice in small bathrooms, as they serve to both hold towels and heat the room. Likewise a combined bath and shower unit may serve best if you find that you need to have both a bath and a shower in your bathroom. Any time that a suite or piece of furniture can do double duty, it becomes a better choice for a small bathroom.

What You Need to Know When You Design a Screened Porch

Respected scientists have, through painstaking research, discovered that a single mosquito can lift 10 times its own weight. This means of course, that it takes a mere 11,253,534 mosquitoes to grab, lift, and fly away with an average-sized toy poodle.

Alarming as that may seem, it is not nearly as scary as the fact that 11,253,534 is also the exact number of mosquitoes contained within a cubic meter of mid-summer air found in the typical Midwestern backyard. Which is precisely why those same respected scientists invented the screened porch.

In temperate climates, flying insects can make the enjoyment of warm summer nights very difficult. Americans spend a great deal on money on various methods of repelling the buzzing vampires. We spend even more money on decks and patios only to find their use limited by the local bug population. And that's exactly why so many homeowners make a screened porch an indispensable part of their house.

My clients often ask me whether a screened porch or a "Florida" or "three-season" room is more appropriate for outdoor living in the Midwest. They're very different kinds of spaces; a three-season room is much more than just a screened porch with windows.

Building codes typically require any enclosed space that is capable of being heated and cooled to meet all of the requirements of indoor living space. That means going beyond basic structural stability: a room enclosed with walls and glass must be insulated, heated, provided with adequate natural and/or artificial lighting, fitted with the proper number of electrical outlets, and meet mechanical energy codes.

A screened porch, however, is considered to be outdoor living space and need only be structurally sound. As long as it isn't high enough off of the ground to require a railing, few other code demands are made. There's a cost difference, too, since a screened porch requires fewer trades and far less material to build. It's a relatively cheap way to add living space and extend the enjoyment of your yard and garden into the spring and fall.

But the true delight of a screened porch is the feeling of being outside, without the rain, blazing sun, or bugs. That's an experience that isn't felt in even the most highly glazed "Florida rooms". It's a common mistake to overdo a screened porch, to add more columns than necessary or to install a half-height wall around the perimeter. Anything that creates physical or visual separation between the inside and outside erodes the illusion. The best screened porches are as transparent as possible.

Finding just the right location for a screened porch can be tough, especially on narrow suburban lots. In most cases, the screened porch should be connected to another family gathering area and close to the kitchen, with views of a yard or garden. But how to do that without blocking the views from other rooms? Again, transparency is the key. Make the screens as big as possible and the ceiling high, add a skylight or two, and you'll still have a good view from inside the house.

Materials for a screened porch should be chosen first for architectural compatibility with the house, and second for durability. If the porch is to be painted, make sure to choose a species and grade of wood that will hold paint well. Cedar, redwood, and other Western softwoods are excellent for paint adhesion. Cedar and redwood are also known for their natural resistance to insects and rot.

Other options for the porch's frame include pressure-treated lumber and several recently introduced simulated wood products made from varying proportions of post-consumer recycled plastics and waste wood fibers. These "polymer-lumber" materials offer excellent rot and insect resistance, and eventually weather to a pleasing gray color.

The screens themselves can be made of metal or plastic screening. Plastic screening is usually the best choice, offering rust resistance, light weight, and durability. And although the screens can be attached directly to the porch frame, a "pre-framed" screen system allows for easy replacement and cleaning by simply removing the entire screen and frame as a single unit. A local screen contractor will measure the existing openings and build the pre-framed screens to fit.

A well-designed and well-built screened porch adds value, function, character, and enjoyment to a home. It can get you a little more in touch with the outdoors, and give you another reason to keep the garden weeded. It can also get the bug zapper out of your yard -- and save you a small fortune on citronella.

15 Steps to a Clutter Free Home

It's time to get into the habit of letting go of excess stuff, rather than finding a place to stuff it. Having to walk around stuff or over stuff does not make for a peaceful living environment. Let's go room by room and take care of some of the most common clutter problems.

1.) Kitchen: ask yourself what items do I use daily?

These items really deserve the primetime space in your kitchen. They should be within arms reach in the best location available. Watch out for space hogs in the kitchen such as multiple coffee mugs, plastic bags and cleaning products.

2.) Next ask yourself how many of each of these items you need to have a reasonable amount on hand.

Do you have 6 of something but only use one. This is a common problem. Setting limits will help you maintain an organized kitchen easily. Any broken, stained or chipped items need to go.

3.) Donate or discard your extra items, or in the case of glasses or dishes store them in long term storage until needed.

That is only if you have room in or for long-term storage. If you already have a long term storage problem go ahead and get rid of your excess, unless its an item that you can not replace like grandma's good china, in that case get rid of something else and store grandma's china. Remember to periodically go through cabinets and drawers to purge extras and replace worn out or damaged pieces.

4.) Clear your counters: the most visible part of your kitchen.

Start by clearing all items into boxes or onto trays. Take this opportunity to clean your counters thoroughly. Now put back only the items that you use daily. Ex. Toaster, coffeemaker, crocks of utensils. Only display decorative items on you countertop if you have plenty of space to do so. Otherwise decorations in moderation should be on the walls to save valuable real estate in the kitchen.

5.) Discourage paper piles from forming by creating a RAF file or as some people call it an action file.

A RAF file can be anything that can hold 3 files or folders. RAF stands for read, act, and file. As paper comes into your house you need to use your RAF file to place each piece either in to read, to act (meaning you need to do an action) or to file. Each piece of paper you save is important for one reason or another so you need to be able to find it quickly. Then of coarse there is the trashcan, use it regularly. You can also set up binders with clear plastic pages for things like receipts, recipes, take out menus, school information and frequently called numbers.

6.) Clean off your fridge!

Scale down or eliminate old refrigerator magnets or at least move them to one side. Clear everything off the front, put important items such as take out menus in a binder or in your RAF file. Save your kids best artwork in a plastic bin with their name on it, be sure to write their age on the back with an acid free pencil or acid free pen that you can find in the scrap booking section of any store. Once the fridge is clear, only put back current items.

TIP: Keep a wipe off calendar on the front of you fridge, update it the 1st of every month from you pocket calendar that you keep in your pocketbook or briefcase. That way you won't miss any appointments or meeting or double schedule yourself.

7.) Bathroom: Clean out your medicine cabinets.

Dispose of expired medicines and toss bottles of perfume, lotion and nail polish that are almost empty. Keep on the products that you like and use. Don't keep products that you either didn't like or were not effective just because of what it cost you. In the long run they cost you more in space wasted.

8.) Clean out stuffed drawers.

Ok we have all done it at one time or another shoved one more item into an already full drawer. Now it's time to change all that. Go drawer by drawer take everything out and ask yourself "Do I love this?" Do I need this?" Why am I keeping this?" The answers to these questions will tell you what you need to do. Then you keep it, donate it or toss it. By lightening up your drawers you will reduce stress and be able to find the things you need faster and easier.

9.) Clear bathroom counter.

It makes it so much easier to get ready in the morning and reduces stress when your bathroom counters are clear. This is also a time save because cleaning is a breeze. See tip #12 for the solution to where to put all the stuff you cleared off the counter.

10.) Use your wall space.

If you're hard pressed for storage solutions look to your walls. There are many options to create storage and reduce clutter on countertops. Ask yourself is there anywhere that I can add a shelf or shelves? Maybe a wall soap dish or toothbrush holder. Look on EBAY for hotel towel holders they hold 2 bath towels, 2 hand towels and 2 washcloths each.

11.) Create a peaceful retreat.

Most bathroom tubs and showers seem to be over flowing with bottles of shampoo, conditioner, bath toys and body washes. Again start by removing all items; clean the surfaces well with a soap scum-removing product. Then only put back the products that you use on a daily basis. Consider getting a shower caddy if you don't already have one and a stick on basket or bag for the kid's toys.

12.) Make personal bath totes.

Each member of your family should have their own container to store and transport their own personal bath items. This container can be a small plastic crate, a wicker basket or any other small container that can hold your items neatly. Placing each family members items in their own container makes it easy to store these things under the bathroom sink or in the bathroom or in the linen closet until they are needed. This also keeps their personal hygiene items together making it easy to find their comb or hair detangler and its no problem to move to another bathroom when company comes.

13.) Create a peaceful haven.

Your bedroom should be a place where you can rest. It is not the place to do work or other stressful activities. Do not allow things not related to sleep to accumulate there. This room should contain a bed, dresser, nightstands, lamp and maybe a chair or bench. Do not over crowd your bedroom with furniture it will make it feel small and will not promote peace. Your nightstand should be clear except for reading glasses (if you need them), a book or magazine (just one, not a pile), alarm clock and maybe some tissues. Start by clearing the room of all excess stuff, only put back those items that promote peace and rest. Donate or store extra items elsewhere.

14.) Remember the one in one out rule.

Once you have your house down to where it looks and feels good for every new item that you acquire you will need to donate, sell or give away one item. One for one, it's the only way to maintain the balance that you have achieved.

15.) Place 4 containers in your laundry room.

There are 4 containers every laundry room should have. Three of them can be boxes, bags, laundry baskets or whatever you have on hand. The last one is a trashcan. Label your containers, donate, mending, rags and trash. The donate box means that you continually separate out items that are past their prime but still have some wear or are too small. The mending means that you need to do a small repair. Rags means they have holes or bad stains so you can use them to clean or stain furniture, cotton or wool clothing make the best rags. The trashcan is for items found in pockets, dryer lint and other trash. This way it doesn't pile up on your dryer eventually making its way to the floor.

Mirrored Medicine Cabinet - Home Tips

When I grew up I had a tiny bathroom, but I didn't care because it was entirely my own. You could barely turn around it was so small. But it had the features I needed including a medicine cabinet with a three way mirror for doing my hair.

Honestly, I don't know how anyone could get ready in the morning with just a single paned mirror. I rely on those three mirrors to angle around and see the back of my head. I now combine it with the full length mirror in the larger bathroom I now have to bounce my reflection off so many surfaces I can see everything easily. Even things I don't want to see so often.

Behind that mirror is the usual medicine cabinet. Mine is stuffed full of beauty supplies and other miscellaneous items that otherwise wouldn't have a home. I'm sure there's several things in there that need to be thrown out. Old perfumes, 3 bottles of mousse, earrings I never wear, maybe I'll go clean that out tonight.

Medicine cabinets are really important. I don't keep much medicine in them, those have to be locked away from the children. So hair products take their place. My cabinet is the of the usual variety, but I really like those recessed ones that look like just a plain mirror and then surprise people when it turns out to have storage space. Even funnier is when people assume the plain mirror is a medicine cabinet and end up ripping it off the wall when they try to open it.

Enhancing Your Doors With Enclosed Blinds

Enclosed blinds are more expensive than mini-blinds. For a full-length door, enclosed blinds cost more than $200. You can find them for about $70 for a door that has a half-piece of glass. The Luxury Home Plan For Truly Luxury Living

Is your luxury home plan luxurious enough? Or are you falling behind in the race to keep pace? These systems also have the capability of sending text messages to a cell phone whenever the sensors pick up movement around the house outside, which enables the homeowner to log in to the surveillance cameras which monitor the back and front yards, garage, and pool area. The computer system also permits the homeowner to make sure that doors are locked and adjust temperature in the house, even from afar.

The contemporary luxury home plan gives new meaning to the word extravagance. Today's computer technology can be applied to traditional country French house plans as easily as to modernistic prairie plans house to produce a luxurious lifestyle worthy even of you!

Stair Treads Safety Tips

If you've built as many stairways as I have, this is a very simple question to answer. Should I use 2 x 12 or 3 x 12 for my stair treads? Without a doubt I would use the 3 x 12 for a couple of reasons.

The thickness of the three by material gives it some additional strength and that strength could prevent someone from falling through the stairway and getting injured. Visually looking at the 3 x 12 it gives you the illusion that the stairway is safe. Once you start walking up the stairway and the stairs seem solid and well constructed, it takes the illusion and makes it a reality.

If you're walking up a poorly constructed stairway every day, not only is it a safety problem but it takes a little bit of effort as you walk up the stairway, holding on to the hand rail with a death grip, this can easily wear someone out physically and mentally, over time. Stairways should be constructed and maintained with safety as the main priority.

If you've ever walked up and older stairway that was built using 2 x 12 for the stair treads, you probably know what I'm talking about. Walking up and down the stairway, while the stair treads are moving, does not give you a strong sense that the stairway is safe. And of course sometimes the stairway isn't.

For example if you have a 3 inch knot in a 2 x 12 stair tread, over time as the wood expands and contracts, the knot can loosen up and fall out of the stair tread, often creating a weak spot in the step. With a thicker stair tread, it will take a little more expanding and contracting to create a weak spot in the stair step.

If you're building a stairway wider than 36 inches, with no center stair stringers to support the stairway, I would suggest using a 3 x 12 or 4 x 12 for your stair treads. 2 x 12 should not be used for stair treads on any staircase wider than 36 inches.

If you choose to use 2 x 12 for your stair treads, select premium grade lumber for safety. Try to avoid using center cut building materials and 2 x 12 with knots larger than an inch and a half. Large knots are one of the biggest problems in construction safety.

Fixing a Speaker Cabinet by Replacing a Home Theater Speaker

When it comes to great audio sound, there is no part of a home theater that is more overlooked that the speaker cabinet. It is the very last link in the sound chain and controls the final way you hear everything.   • Now that you have the grill removed, you'll next unscrew the first screw from the bad speaker, and then the screw opposite the first one. All of the screws need to be removed in an opposite pairs order.

If you get a read out on the meter of less than an ohm or more than twice the impedance rating, you have yourself a bad speaker. If you get a reading between the two good zones, then there shouldn't be anything wrong with the speaker. One other way is to lightly press on the center of the speaker cone. The speaker is blown if it makes a scratchy sound or does not spring back to its original shape.
  • Now that you have your new speaker ready to go, you'll need to reconnect the wires by pushing the connectors onto the matching tab. Set the speaker into the mounting hole and replace the screws in that same opposing pair fashion as used earlier.

Kitchen & Bath Remodel on a Tight Budget

If you're thinking of selling your house and it has older and outdated kitchen and bathrooms you're probably thinking thousands of dollars to remodel and upgrade.

There is a low cost alternative to replacing bathtubs, showers, counters, etc. by simply having them professionally refinished. We sold our house in 2007. It was built in the 70s I believe and each of the three bathrooms had different colored fixtures and tile. One was yellow, one was avocado, and the other was a funky brown and gold.

After some investigation I found a company called Miracle Method of Knoxville who refinishes tiles, tubs, etc., in place with very high grade paint and totally changes the look to a clean, modern finish.The entire process, depending on how much you do, takes anywhere from 1 to 3 days. If you're worried about durability they guarantee the finish for 5 years against peeling and flaking.

They have a showroom in the Middlebrook Pike area near Wright's Cafeteria so you can go by and see their work firsthand.

In each bathroom they repainted the bathtub and all the tile along the walls. I installed new vanities, mirrors, light fixtures, and a new, comfort height commode along with new vinyl flooring. My total cost per bathroom was under $2,000 and the difference was enormous.

BTW, our house sold at full price in a week. The buyers were totally blown away by the bathrooms and kitchen in a 35 year old house. So if you're thinking of selling your older house please give lots of thought to how your bathrooms and kitchen will appear to prospective buyers.

11 Tips for Stripping Wallpaper: How to Get Rid of Ugly Wallpaper!

I broke my promise to myself and stripped wallpaper again. The only reason I did this is for $100,000 profit. My family and I did not have time to wait for professional help. We sold our investment property before finishing the work and needed the home ready for appraisal.

While stripping the wallpaper, I realized that many homemakers get wrong advice for this horrendous task. After years of experience on over 30 houses, I offer my tried and best tips:

1. Use a clothes steamer or rent a professional steamer

2. Soak a large section of the wall

3. Run a "Paper Tiger" scoring tool across the damp section

4. Steam the section again

5. Spray the section with fabric softener and hot water

6. Score the section with the paper tiger again

7. Steam again

8. Remove any curling edges (sometimes large areas peel off)

9. Scrape with a six inch sheetrock blade

10. Repeat the above steps on the section until most scrapes off easily

11. Scrub with hot water, TSP, and a sponge with a scratchy surface

Cautions: Use the Paper Tiger gingerly so you don't scratch or gouge the walls. Use gloves with the harsh chemical TSP.

Don't live with ugly wallpaper any longer!

Is Your Small Bathroom Limiting Your Shower Renovation Options?

If you live in a tiny urban apartment or an old farm house that you are trying to update, you may be facing the challenge of putting a new modern shower into your tiny, old bathroom. There are creative solutions to the problem, however, which can help to open up the space available to you.

First of all you might want to consider removing the bathtub altogether. Is it one of those old massive ones that takes up way too much space? By taking it out, you'll have the space you need to install a lovely new shower unit. Can you stand living without a bath? It can be annoying, but it may be a decision you have to make.

By removing the tub, you may also be lowering the value of your property. If you were to sell it, potential buyers are most likely going to want a bathtub. It's just what everyone expects to find in a bathtub. If you have a large bedroom, or an extra one, you might consider adding a sunken tub in one of those areas. That will really make a statement!

If you happen to have one of those delightful old clawfoot bathtubs like are found in so many old homes, you'll be able to create a bathtub shower. Using a long metal extension and a showerhead, if you have enough ceiling height you can put a shower on the wall. If your ceilings aren't high enough, you can always attach a flexible hose with a shower head to your bathtub faucet.

Another choice is to forget about tubs and shower enclosures and just turn your entire bathroom into a shower. By installing stone and concrete walls and floors with a floor drain, you can have an amazing walk-in shower. True, this is an expensive option, but you'll never find anything that looks any cooler. You'll love all the space in your shower, too. You might want to include one glass or Plexiglas partition to protect your toilet, sink, and mirror.

Remember that the more stuff you can take out of a small bath, the bigger the area you'll have for a gorgeous shower. If your ideas get too grandiose, you might be better off to hire a professional contractor to help you out. You'll be amazed at the results you can end up with!

Things to Consider When Looking to Buy

So you've got your mortgage loan approval and are ready to look for a home. Here's a couple of ideas to keep in mind when looking for the right home for you.

If you love gardening, you'll enjoy finding a home with a large yard, maybe something with ornamental shrubs or even a vegetable garden. Existing gardens or not, a green thumb can make any yard beautiful. However, if you've got no time for working in the garden, you'll prefer a low-maintenance, small yard. In fact, a town home with a pre-existing landscaping company may be more your style. That way you can simply pay for the service with the rest of your fees. However, a landscaping company can easily be hired to mow any yard, so if the home and location is perfect, don't let the yard change your mind. The same thing goes if you love to garden, as even a small yard can bring rewards. Imagine turning the lawn into an English garden with stone walk-ways leading to a central bird-bath.

Communication may be another consideration for you. In the lower floors of some condos and apartments it can be hard to get good cell phone reception, just as it can be in far-out rural areas. This might be a really big deal if you've given up your land line and rely on a cell phone. If this is the case, test your phone while you are viewing a condo unit. If there are no or few bars of power, you may be able to get more with another type of phone, or another cell phone company.

If you have kids, proximity to schools, and a safe neighborhood will be a priority. If you are relocating to a new city, ask your REALTOR for an area map, and any demographic information you might find relevant. If they have one, check out a school's website. If you aren't sure about a place, it might be best to rent in the area before buying, so that you can be assured of investing in the best neighborhood you can afford.

If you've got allergies, this is another consideration. If you are severely allergic to animals, make sure the house you are considering buying wasn't recently home to that animal. If it was, consider if you can replace the carpeting that may still hold dander or fur, even after a professional cleaning. Alternatively, it may eve be the carpets that cause your allergy. More and more people these days are chemically sensitive, and chemicals in carpets and adhesives are often the cause. If this is the case, look for homes with real hard-wood floors and minimal or no press-board or laminate, as products that often contain formaldehyde. Some developers now are building homes with low-emission paints and plywoods. Also check that your home has good ventilation, and if there's an air conditioner, that it be one with no CFCs. If chemical sensitivity is a concern for you, ask your real estate agent about developers that specialize in green homes.

If you have pets yourself, a yard again might be your priority. Although any yard can be fenced, if it's already done, all the better. Consider also the neighborhood. Are there dog parks nearby where Fido can run without a leash?

Using Fire Rated Glass Blocks to Create Safe and Stylish Windows and Walls

If you've got a 60 or 90 minute fire rating requirement and you're looking to enhance the looks of your building as well what product can you use?
