Home Safety For Seniors

'Tis the season for slips and falls! Icy sidewalks, snowy paths..... and inside the house?

Here is a check list of safety precautions for the older members of the family. If your frail elderly mother is moving in with you, or Grandad is coming to stay it is a good idea to go through the house and check for hazards and add a few safety features before they come.

Front path and steps

  • Make sure that the paths to the house are even, no major cracks, roots or rocks.
  • Keep steps and paths clear of snow and ice.
  • Check the stairs - no holes or uneven concrete.
  • Hand rails, both sides if possible.
  • Path and front entrance well lit. Movement-detector lights work well.

Entrance, Hallways and Stairs

  • Declutter - make sure that shoes are put away and outdoor clothes hung up. If there are children, teach them to put their toys away.
  • Lighting - halls and stairs should be well lit. A night light in the hall between bedroom and bathroom is vital.
  • Take up any loose mats that could be a tripping hazard.
  • Check that stair rails are secure.

Bedrooms

  • No loose mats or rugs
  • Make room around the bed, especially if your elderly Mom or Dad uses a walker.
  • Have an easy to reach lamp by the bed. If it is awkward to reach the lamp, a sound activated ("clap-on - clap-off") lamp will help.
  • A phone beside the bed.
  • For folks stiff with arthritis or others who may feel light-headed when they first stand up, a bed assist handle is a great help in preventing falls.
  • Again, keep the area around the bed as clutter-free as possible.

Bathroom

  • Where possible install wall bars at the end (tap end) of the bathtub and one on the far wall. A wall bar beside the toilet may also help.
  • Some all in one piece, preformed tub surrounds should not have wall bars added. Clamp-on tub grips, or a floor-to-ceiling pole next to the tub can be used.
  • Use non-slip mats in the tub or shower.
  • A tub or shower stool is useful for those with poor balance.
  • Any medications should be clearly marked. A dosette or blister pack will make it easy to keep track that the medications are taken as prescribed.

Living Room

  • Remove loose rugs and mats
  • Make sure that there is room for a walker if one is used - coffee tables often have to be moved out of the way.
  • Avoid rocking/swivelling chairs
  • Loose electrical cords are a tripping hazard. Route them away from traffic areas where possible, or use duct tape to fix them to the floor.
  • A portable telephone is safer than a fixed phone. Many falls occur when people are rushing to answer the phone. Keep the handset nearby at all times, putting it back in its charger beside the bed overnight.
  • Have good lighting, easy to reach switches.

Kitchen

  • Make sure that essential utensils are easy to reach
  • Use a sturdy step stool to reach higher cupboards
  • Have a smoke alarm and be sure to check the batteries regularly
  • If your older person has fairly severe memory loss, it may be necessary to limit their cooking or even unplug the stove.
  • See that any spills are quickly wiped up.

This may all seem quite overwhelming, but most homes need only a few adjustments. After all, some simple precautions could save a broken hip or worse.

Designing For Kids -The CastleFort Story

"It should be about this big..."

My six-year-old son's voice trailed away as he paced off an area in our back yard about the size of a blimp hangar.

"...and about that tall..."

He pointed to the top of the tallest tree in the neighborhood, but had the Sears Tower been on Bellaire Avenue he would have chosen it instead.

"...And it should be red..."

My two-year old interrupted: "and yellow..."

"...with a windmill on top, and a rope ladder, and a slide, and a swing, and...can you build it today?"

"Well," I said, and started to explain that before we could even start to build his new tree house, plans had to be drawn; cost estimates had to be calculated, and we hadn't even picked out a site yet. It was a pretty big tree house so we might need a structural engineer. Could I build it myself or would I need to get competitive bids from contractors? I was just getting to the part about applying for a building permit when he broke in:

"Dad," he said, "you can do it, you're an arky-tek."

(Slight pause as I choked down the lump of pride rising in my throat - how could I say no to that?)

"Okay. Hand me my credit card, son, we're off to the lumberyard."

Like a lot of architectural projects, this one started off with a clash of dreams and reality. As the "director" of a project, I'm often challenged to sort out the possible from the impossible and simultaneously create something beautiful, useful, and lasting. And if my client is open to alternatives and willing to explore options to control the cost, then we've got a realistic chance of bringing the project in near the budget.

But the budget for the "castlefort", as my kids had now come to calling it, was only $300. And even that began to look like a distant dream when we got to the lumberyard. Yikes! For a minute, I thought the prices were in Yen.

I just needed utility-grade lumber, not the straightest, smoothest boards on earth; not perfect knot-free specimens lovingly hand-carved from trees that had lived long and happy lives and in the end, had fallen softly into thick beds of pine straw - just plain old 2 x 4's.

Eventually, I culled out the worst looking boards from the bunch and talked the store manager into a sizeable discount. We were back on budget.

I'd known early on that the biggest problem we faced in the siting and design of our tree house was the lack of trees, or at least trees that could support a tree house. But there is always another solution lurking in the background, hidden behind the pile of baggage in my brain that keeps trying to tell me what a tree house should look like. The solution was really quite simple when I realized that it wasn't so much that the tree house had to be up in a tree, it just mostly had to be up. And so we built it on stilts in a simplified version of coastal construction where pilings are sunk into the sand to hold up the floor deck. With my six-year old supervising, I set four 4 x 4's into postholes and filled them with concrete.

The rest of the project had many of the elements of a "real" house; framing, siding, roofing, painting, even indoor/outdoor carpeting. I balked at my son's request for electricity and cable TV but gave in on the chimney/skylight.

Painting was collaboration between my kids, my wife, and me; the adults handling the outside while the kids tackled the interior dcor. To the relief of our neighbors, the exterior complements the house. The inside, however, looks like an oven after a particularly bad lasagna explosion. But the kids love it, and so do I.

Right from the beginning the castlefort was a huge hit with the neighbors and their kids. At every party it's the first place the kids go and it is the center of activity for almost every game they can think up. But then a funny thing happened - the neighbor kids started asking their dads when they'd start building their castleforts. For at least one dad, the pressure was too much; his tree house is on schedule for a late spring completion.

One evening my wife and I were sitting on the deck watching the kids play tag around the castlefort. "Honey", I said, "I wonder how old the boys will be when they get tired of playing in the castlefort?"

"I don't know if they ever will," she said. "Right now it's a big toy but eventually it'll be a secret hideout, or a cabin for summer sleepovers with their friends," "Why maybe they'll even invite their girlfriends over to see it someday."

"Girlfriends?" I said. "Girlfriends?" We looked at each other for a moment and suddenly the realization of what she'd just said hit her.

"Ten years, babe," I said. "Then it's coming down!"

Removing Interior Walls

Here's a word of advice for any contractor, Carpenter, handyman or homeowner that is planning to remove an interior wall from your home or someone else's. Beware of removing interior walls, to eliminate your fears of the house collapsing. Some of the interior walls inside of the house are important structural components of the building.

Some of these walls hold up floors, roofs and other loadbearing sections that could create safety problems within the structure of the house itself. This is an area where an expert with framing skills should be consulted. What is the definition of someone with excellent framing skills? Some one with at least 10 years as a master framing carpenter.

My home building experience consists of three decades for over 30 years of assembling some of the most difficult sections of a home. During these years I have seen damage done to houses from removing structural interior walls. Most of this damage could be repaired with a little structural engineering. Some of the damage could not be repaired and caused other damage to different sections of the house. The damage caused in some cases to the floor and the roof framing had to be completely rebuilt.

I'm not telling you about every single thing I have ran into but you would be surprised if I started to make a list of all the homeowners and professionals in the building industry or home selling and buying business that contacted me to remove a structural component of a building. There have even been a few of these people that told me everything was going to be okay just go ahead and remove the structural building component.

Needless to say I would leave these people very irritated but I'm sure they found someone to do the job. The bad news is I was normally the person they would hire to go back and repair the damaged building after these people were gone and out of business. There have been cases where people have removed an interior walls against my better judgment and over the years of driving by in these homes I personally got to witness the structural damage that was occurring on the outside of the house.

I have no idea what the inside of the house looked like but could only imagine. My advice again when removing interior walls is to hire an experienced contractor or at least get some advice from an experienced framing carpenter. This does not include your basic know it all that has basic construction experience like your father in law, parents, friends, golfing associates or people you work with that tell you not to worry about it, just do it, everything will work out just fine.

Checking the Building For Square

The most important thing when building a home is the ability to keep everything as square, plumb and level as possible. Starting with the foundation, if the foundation is not square or level, the rest of the house is going to be out of alignment.

You've probably heard the saying, start with a good foundation. This applies to the building industry as well. There are quite a few ways to build a square foundation, it all depends on what kind of tools you have, to build it with.

Some of these tools can be quite expensive but it used every day can save you a lot of time and of course time is money.

You don't need expensive tools to build a square foundation. You could actually build a square foundation with less than $100 worth of tools. It might take you a little longer but could be done.

Let's start with the 3 - 4 - 5 rule.

Okay lets see if I can explain this in layman's terms. If no West side of the foundation is 3 foot and the north side of the foundation is for foot, then the diagonal measurement from the southwest corner to the northeast corner would be 5 foot. Out of square building can create foundation problems

This can also be done using 30' x 40' should equal 50 foot. You can use this if the building is large and you need to check it for square.

By measuring the foundation diagonally from each corner, the measurement should be exactly the same. If it isn't, the building is out of square and should be adjusted before the concrete is poured. This measurement should always be checked before you get too far along in the form building process.

Home Improvement - Saving on Your Energy Bills

As we all know with the changes in supply and our increased focus on environmental issues heating costs continue to rise every year. The Natural disasters which seem to occur more often and other world events inflate the prices of home heating expenses, for electric, gas and oil furnaces. However all is not doom and gloom as there are steps that you can take to lower your bills and save some money for other things or just to brace for the next rise in energy costs for your home.

Think about the tips below and see what you can do to lower your bills by conserving energy in your home.

Insulate Windows. Go though your house and check your windows. Make sure theyre well sealed. A good test is to do a smoke test. Turn off all fans and stand close to a window and produce some smoke perhaps with a match taking care not to burn yourself or anything! If theres a minute leak of interior home air to the outside the smoke will move in the direction toward the window. Kits can be bought at your local hardware or home improvement store for insulation.

Buy a Ceiling Fan. Because warm air rises youll want to get the warmer air down low by buying a ceiling fan. Reversible switches come on most all models and can be used in summer time too. The relative cost of the ceiling fan and its usage costs are quickly made up in savings.

Shut Doors. If a room is not being used then shut the door and leave it closed. This is really useful if youre not using the room for any length of time. Rooms that are used some of the time will have the door fanned and cold air will escape into the others rooms. Of course this will cause your boiler to work harder, and drive your heating costs up.

Close Curtains and Mini Blinds. If a wintry day is sunny or even if there is minimal sun, make sure you open them during the daylight hours but shut them as soon as it starts to go dark. The warmth from the suns rays will help warm the house and by closing the curtains you can keep it trapped for the night time. Re-open them when the sun comes up the following morning.

Weather Proof Doors and Seal Windows. Drafts arent necessary around doors if they have been weather stripped. Look around the bottoms of doors, and if air is streaming in then weather proof it. Check windows too because wear and the age of windows can let in cold air too. Caulk and seal windows, and if interior of seal is damaged replace it with the correct seal type.

Realign Doors. Doors just like windows can over time begin to sag from their original tight fitting position. Before winter sets in go around and really look at how your door closes. Adjust them for a good fitting.

Replace the Air Filter. You can eliminate unnecessary high cost bills by conserving energy by simply changing out a clogged air filter. Not only does the clogging cause your system to run slowly, but the danger is it can get into the motor and cause a fire, or just burn up the motor itself.

Close House Vents. In autumn and winter shut up the vents that allow circulation of air during the summer time. In the winter the goal is to keep all cold air out. Cold air under the floor boards infiltrates the house and drives up heating cost.

Check Roof Top Insulation. If its been a few years since you last checked out the insulation in your attic then go up and look around. Insulation should have enough air pockets to trap the cold air and push it back from the interior of the house. Old rotten insulation is usually brittle and flat. Replace the insulation with new and youll see evidence of your energy conservation in your heating costs.

By implementing just a few of these tips you will see start to see results. There is so much more that you can do too. Go online and read other different ways to conserve energy. Installing a 32 Inch Back Door

In some older houses you will find a 30 inch back door. Have you ever tried to move a refrigerator or some large furniture through a 30 inch door? Keep in mind most bedroom doors are 30 inches wide and are in 36 inch hallways. 30 inch doors and bedrooms make it tough to move some furniture in too.

Let's start with the price difference between a 30 inch door and a 32 inch door. The cost difference is usually going to be around $20. If you are building a hundred homes this could become quite an additional expense. So we can understand why the home builder installed a 30 inch door in the back of our home.

He got the extra money in his pocket, you got a headache.

Here's the big problem. If you ever want to install a larger door you will need to replace the structural door framing. Now this is where you could run into a little bit of an expense. Changing the framing for a wider door could become quite costly. It could actually cost over $1000 in some cases.

Now if the homebuilder would have originally installed a 32 inch door in your house it might have ran him as high as an additional $45. How can this be? I will give you the first clue. There is a good chance the homebuilder will not be moving into any of these houses. If for some strange instance he did move into the house, he would learn the same lesson whenever he needed to move a large item into the house.

I'm a contactor and learned this lesson in a long time ago.

If you are building a new home you might even want to consider installing a 36 inch back door. This door will give you plenty of room when it comes to moving large items in or out of your house. The cost difference between a 36 inch door and a 32 inch door is usually around $20 also.

When building a new home most people don't give very much thought about their interior or exterior doors. Here's a simple chart I made to help with some basic door decisions.

Bathroom Doors Should Be 28 Inches Wide Minimum.
Bedroom Doors Should Be 30 Inches Wide Minimum.
Front Doors Should Be At Least 36 Inches Wide
Back Doors and Garage Doors Should Be At Least 32 Inches Wide

If you are a professional football or basketball player don't use these numbers above.

If you have large sliding glass doors or French doors throughout your home and can use them to move large items into the house you can install whatever size doors you choose that are comfortable to walk through.

Give some thought when installing a new door on your next project and keep some of the above tips in mind..

What Does a GFI Do? - Electrical Problems

In your bathroom you should have a GFI electrical outlet. Most new homes or newly remodeled homes require you to have GFI electrical outlets in the kitchen. Most older kitchens do not have GFI electrical outlets. GFI stands for ground fault circuit interrupter.

Why not call it a GFCI instead of a GFI electrical outlet? Well it is called a GFCI in some instances. GFI is short and is the most common name used by most electricians and builders for this type of outlet.

GFI 's come in 15 amp and 20 amperage outlets. GFI outlets must be wired properly. Make sure you're using the proper wire size when hooking up the GFI outlet.

How do I know which size wire to use? This all depends on how far away you are running it from the electrical panel. There are charts you can use to figure this out. If you are not running the electrical wire more than 80 feet from the electrical panel you can use 12 gauge electrical wires for a 20 amp GFI. This is a general rule of thumb for most electrical house wiring.

If you're going to be using a 15 amp GFI and you are going to be less than 80 feet away from the electrical panel you can use 14 gauge electrical wires. Again this is just a general rule of thumb for most electrical house wiring.

A GFI is a light duty electrical plug used in bathrooms, kitchens and the exterior of your house. The sole purpose of the GFI is to shut the breaker off faster if there is any moisture or light load problems.

Let's say for instance you have your hair dryer plugged into the GFI outlet. The hair dryer somehow falls into the sink while it is on or plugged in. The GFI outlet will instantly shut off because of the sensitivity of the breaker inside of the plug it self.

The GFI plug has a test button and a reset button on it. If you are continually resetting the GFI you will wear it out eventually. I have had GFI plugs after resetting the button about 10 times break and no longer able to use them.

The GFI electrical plug is a great idea and if you don't have them in your bathroom or outside of your home it would be a great idea to have an electrician install them for you.

Fire Ant Bites - First Aid in Case You Are Bitten

Fire ants, although they are such annoying creatures for us humans, they are a real wonder of biological engineering. Fire ants come in different shapes and sizes, the largest of these creatures can come up to be as big as a fifth of an inch, which it is very impressive for a microscopic insect. They can be very easily distinguished because of their brown head and their slightly darker body.

The fire ants have a very simple way to feed, but a much more complicated way to deposit and digest the food. Fire ants bite, cut and chew the skin with they very powerful mandibles (in comparison to their own size), in order to suck up all the nutritive liquids. Interesting is that, fire ants have two stomachs: the fist one has the purpose to deposit and digest the food for themselves, and the second one to share the food with other members of the colony, in order for them to fed properly.

Fire ants have a very annoying bite. The bites from fire ants can cause a burning or stinging sensation on the nearby zone of the skin where the bite occurred (because they cause this kind of sensations, they are called "fire ants"). After that the skin will raise and fill up with a fluid. It is very important that you will not scratch the injured area, in order for that to heal, because you can easily infect yourself or some leave permanent scars on your skin.

These are very little insects, and it is quite impossible to see them on your skin and clothing, with a naked eye. Although they are so little, their actual effects of their bites can be seen and mostly felt very quickly, in less than 10 seconds. Don't be surprised if you will be bitten another time in a short amount of time. Fire ants will bite many times, even if all the venom they have had was consumed before on you or other people.

The best method to kill these creatures is to use on the harmed area a lye - water solution (approximately 20% lye and 80% water). Firstly you will need to make a circle with this solution, in order to trap the insect, and then turn all the solution that you have left on the wound to kill it. Attention! Be very careful when you deal with this solution, because this is a caustic solution.

Also, it would be very wise to douse the wound under hot boiling water for a short period of time in order to kill all the insects. Unfortunately, if we are talking about a full colony, the queen will most probably not die.

Another very good method in order to get rid of these insects is to soap and wash the zone, but in some cases, it will not kill the queen.

Also, it is wise to use proper insecticide on the mound, but you must be very careful in order that the insecticide will reach the queen. If you cannot reach the queen, this action is mostly useless. The good news is that all the other insects will eventually die after this toxic attack in 24 hours.

You can also use some insecticide baits in your house or garden. The bait will be carried back by the fire ants to the queen, and they will eventually feed from the bait or just get in contact with it and die, in the end. This is a very good solution for your problem, if the time factor doesn't count for you so much.

First Aid in case of a Fire Ant Bite

If you are outside your house and you are near a mound, it will be smart to get away from it.

Immediately remove the infested clothes that you have on the moment of the fire ant bite.

Clean the zone by rubbing alcohol or using soap and water on the affected skin part.

In order to reduce the obvious pain and inflammation use ice packs.

Apply creams or lotions based on hydrocortisone topical ointment or calamine.

Try a bleach or even baking soda with water in order to reduce the pain or inflammation.

Use Benadryl to reduce the itchiness sensation and the inflammation.

Call immediately 911 or contact a specialized doctor when you encounter sensations such as hives, swellings, chest pains or even shock and coma.

Having a self sufficient home, not only a house that takes care of itself by generating its own electricity through windmills or solar panels but the satisfaction knowing that no matter what happens to the electrical companies you will always have electricity at your home.

Home Improvement Tip - Fixing a Squeaky Floor

Question: I have a floor that every single time I step on it I get the most annoying sound. I don't know what it does to me or why it bothers me so much. My kitchen floor squeaks and actually moves up and down if you are standing on it. The whole floor moves. How do I stop it from moving and squeaking. Help Me Greg!

Answer: It sounds like you have a broken floor joist. You are going to have to go under your house. If you have a basement this will be a little easier to fix. It is my guess that you don't have a basement or you would have seen the broken floor joist by now.

Have someone stand on the floor in the spot that squeaks and have them move up and down while you are under the house. Don't have them jump up and down while you are under the house. This could cause more damage to the structural framing of the floor. Once you are in the right position under the floor you can have them start moving slowly. What you are looking for is one of the floor joist that are moving.

If you see one of them moving. Look to see where the damage is. Is it a split, crack, wood rot or a big knot in the wood that has loosened up and fell out. Once you find the damaged floor joist you can now think about repairing it.

If you don't see any floor joist moving. Have the person on top start moving a little bit more and you can even have them jump on it a few times until you see something out of place. If you still don't see any broken floor joist. Start looking at the sub-floor, this will be plywood of some form, 1 x 6 or 2 x 6 materials.

What you are looking for is movement of any kind. Is there a separation or movement between the sub-floor and the floor joist. If you still can't find the problem maybe it is time to call in a professional.

The main thing you are going to be looking for is movement of any kind.

Most squeaky floors are caused from the sub-floor rubbing up and down on a nail. If you have carpeting and you have a squeaky floor you can do your best to locate a floor joist and screw right through your carpeting into the floor joist.

Correction Of Deficiencies: The contractor shall correct promptly any work of his own or his subcontractors found to be defective or not complying with the terms of the contract. This warranty shall extend one year from the date of completion of the contract or longer if prescribed by law unless otherwise specified by other terms of this contract.

Termination: If the owner fails to make a payment under the terms of this contract (through no fault of the contractor), the contractor may, upon five days written notice to the owner, and if not satisfied, terminate the contract. The owner shall pay the contractor for work completed and any proven loss sustained on wages, materials, equipment and machinery, subcontractors and related costs, as well as reasonable attorney's fees. If the contractor fails or neglects to carry out the terms of the contract the owner, after five days written notice to the contractor, may terminate the contract, The owner may finish the job by whatever reasonable method the owner deems expedient, If the cost of completion exceeds the contract balance the difference as well as reasonable attorney's fees if necessary shall be paid to the owner by the contractor.
